Quote Validity: This quote is valid for 30 days. After this period, pricing may be subject to change. Final project pricing is subject to adjustments due to approved change orders or unforeseen conditions not observable during initial inspection.
All coupons must be presented at the time of sale to be valid.
Any changes to the original contract must be documented in a signed change order by both the customer and an East Coast Fireplace salesperson. Change orders may affect the final price and completion timeline.
East Coast Fireplace will complete and submit our portion of the permit paperwork. However, it is the homeowner’s responsibility to pick up the permits from the township and pay all associated fees.
The framing work includes taping and one (1) coat of spackle. Any additional coats and sanding are to be completed by the homeowner.
Electrical work must be completed by a licensed electrician. This service is not included in the proposal provided by East Coast Fireplace.
East Coast Fireplace & Patio reserves the right to utilize subcontractors for any portion of work as deemed necessary. All subcontractors engaged by East Coast Fireplace are required to meet applicable licensing, insurance, and workmanship standards.
While we carefully select and coordinate with subcontractors, East Coast Fireplace is not liable for delays, damages, or issues arising solely from subcontractor performance unless directly caused by our own negligence or breach of contract.
By proceeding with our services, the customer acknowledges and agrees that subcontractors may perform part or all of the work, including but not limited to framing, finishing, electrical, masonry, or permit-related services.
An initial 50% deposit is required on all sales contracts. Final payments shall not exceed a balance due of $500. We accept payments via Visa, MasterCard, American Express, Discover, and personal checks. Customers are responsible for any bank fees related to returned checks. Any remaining balance, including returned check fees, must be paid via credit card, money order, or bank check. East Coast Fireplace is not liable for calculation errors due to human error.
We accept various payment methods including cash, check, and credit card. Payment is due upon completion of service unless otherwise agreed upon. Credit card purchases above $500 will be subject to a 3.25% processing fee.
A $50 non-refundable deposit is required to schedule an appointment. If you need to cancel, the deposit can be applied to a future visit or credited to your account.
Cancellations must be made within three (3) business days and may be subject to a restocking fee. For refunds, the customer is responsible for the cost of labor and/or materials already completed or used, including but not limited to field verifications, permit processing, and drawings. Custom mantles and special orders (doors, marble, stone) are non-refundable.
The timeline for a fireplace installation may range from 1 to 8 weeks, depending on the specifics of the project. An estimated completion date will be provided at the time of contract. This estimate is subject to change due to unforeseen circumstances, weather, product availability, or permit delays.
Customers are responsible for obtaining and paying for any necessary construction permits. East Coast Fireplace will assist by providing necessary drawings and paperwork. Permit approval times typically range from 2-3 weeks. No work will begin until permits are submitted and approved.
For installations requiring a permit, customers may withhold up to $200 until final inspection is passed. Final inspections must be scheduled by the customer within seven (7) days of project completion. The final balance is due immediately upon passing inspection.
East Coast Fireplace is not responsible for work performed by other contractors, supervising them, or repairing damage caused by others in relation to our installation or products.
East Coast Fireplace reserves the right to inspect and address any damages claimed. Back charges will only be considered if our inspection confirms the validity of the claim.
Customers must inspect all delivered products immediately. Any damage or shortage must be reported within three (3) days. After this time, items will be considered lost or stolen and replacement costs will be the customer’s responsibility.
Fireplace appliances submitted for warranty must include the original sales agreement. Labor is warranted for one (1) year from the contract date if performed by East Coast Fireplace. This excludes misuse, alteration, or neglect. No warranty is offered on installations performed by third parties.
Natural materials such as wood, marble, granite, stone, and slate may contain natural variations (veining, shading, fissures, knots). These are not considered defects. Stone and marble products are non-refundable. Customers may request to select materials in writing.
East Coast Fireplace is not responsible for environmental conditions affecting fireplace performance, such as negative air pressure. Outside air kits or ventilation may help, but results can vary.
Custom doors have a lead time of 6–12 weeks; other doors may take 2–5 weeks. All doors are non-refundable. Lead times must be considered when scheduling work.

Hidden or unforeseeable conditions that are not readily visible during inspection are excluded. Additional costs resulting from such conditions will require a signed change order and will be billed accordingly.
